Typically, appraising is a long term career. The rigors of becoming a licensed appraiser have increased more than ever in the past. So it goes without question in this day and age that real estate appraisal can certainly be considered a profession rather than a trade. In our field, as with any profession, we are bound by an ethical code.

An appraiser's chief responsibility is to their client. Typically, in residential practice, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. It's important to know that many details pertaining to an assignment are to be discussed exclusively with the appraiser's client. So, as a homeowner, if you desire a copy of an appraisal report, you generally have to request it via your lender.

Other obligations include accurate figures appropriate to the nature of the report, acquiring and sustaining a particular level of competency and education, and of course, the appraiser must behave in a professional manner. In some cases appraisers will have fiduciary responsibilities to third parties, including homeowners, both buyers and sellers, or others. Typically the third parties are clearly defined in the appraisal report.
